  • The role of the Building Safety Regulator and its responsibilities for higher-risk buildings.
  • The purpose and requirements of Gateways One, Two and Three within the higher-risk building approval process.
  • The statutory duties and competence requirements of clients, Principal designers, Principal Contractors and other duty holders.
  • The importance of the golden thread, change control and mandatory occurrence reporting throughout a project's lifecycle.
  • The enforcement powers available under the Building Safety Act and the consequences of non-compliance.

About this module

This module explains how architects can navigate the regulatory process for higher-risk buildings under the Building Safety Act. It examines the role of the Building Safety Regulator, the responsibilities of clients, principal designers, principal contractors and accountable persons, and the competence requirements applying to project teams.

This CPD also explores Gateways One, Two and Three, including submission requirements, approval stages and occupation controls, alongside change control, mandatory occurrence reporting, the golden thread of information, enforcement procedures and the consequences of non-compliance.
